Why Vegas roofs fail underneath
Most Vegas homes have concrete or clay tile, and the Review-Journal says tile can last about 50 years. The underlayment under it is what wears out in the heat, and that's where leaks start.
- A Las Vegas property manager puts underlayment life at 20 to 30 years in our heat. Local roofers say 20 to 25 or about 25.
- A Las Vegas roofer puts felt at about 10 to 20 years and synthetic underlayment at 25 to 40.
- If your roof is original on a home from the 1990s or early 2000s, ask for an inspection before it leaks. Buying a house? Inspections run about $150 to $300.

Wind and monsoon season
- The National Weather Service has logged 102 gusts of 58 mph or more in Las Vegas since 1951. March has the most, then February and July. The record is 90 mph in August 1989.
- The City of Las Vegas says monsoon season usually runs late June to mid-September, and downbursts can do damage like a weak tornado.
- After a storm, the Contractors Board warns about door-to-door roofers. Don't pay cash, don't let payments get ahead of the work, and get 3 bids.
Permits and hiring safely
- License: roofers need a Nevada C-15 license (roofing is C-15a). Look it up with our contractor check guide.
- Deposit cap: for residential work, a contractor can ask for no more than $1,000 or 10% up front, whichever is less, unless it carries a $100,000 bond.
- Written contract: it has to show the license number and limit, the estimated finish date, the total price with tax, and a notice about the Recovery Fund. The contractor pulls the permits.
- Recovery Fund: if a licensed contractor botches the job on your owner-occupied home, you can claim up to $40,000. Hire unlicensed and you can't.
- Permits: the City of Las Vegas requires one when all the old roofing comes off, new sheathing goes on, or tile goes over or replaces an existing roof. We couldn't confirm Henderson or Clark County rules or fees.
