The first row is local listings for pool remodeling, which can include more than a new finish. The finish rows are from an older Review-Journal article, so today's prices are likely higher. The same article put the spa add-on at about $500 to $800 more.
Why it wears out faster here: the Review-Journal reported that a pool surface can last 20 years or more, but in Las Vegas 10 to 12 years is more likely because of hard water.

Building new? A Las Vegas pool builder puts a new in-ground pool at $40,000 to $120,000. New residential pools are capped at 600 square feet (see below).
Draining and water rules
- Size limit: Clark County and LVVWD approved a 600 square foot cap on new residential pools and spas in July 2022. The average Southern Nevada pool was about 475 square feet.
- Evaporation: SNWA says a pool loses about 48.6 gallons per square foot a year to evaporation, roughly 22,800 gallons for a 470 square foot pool. A cover cuts that by up to 90%.
- Draining: only into the sanitary sewer cleanout, never the street, storm drain or a septic system, at no more than 12 gallons a minute. North Las Vegas calls draining to the street unlawful where a sewer is available.
- How often: LVVWD suggests draining and refilling every 3 to 5 years, in May or June.
- Filter cleaning: SNWA says to wash cartridge filters when pressure rises 10 psi, and the wash water can go on landscaping, never the street.
Pump rules and rebates
- Federal efficiency rules: a DOE pool pump standard took effect July 19, 2021. A newer DOE motor rule requires variable-speed control on most pool pump motors: 1.15 to 5 horsepower from September 29, 2025, and smaller motors later (the rule's own dates conflict for that tier).
- NV Energy: its PowerShift program has offered a discount on ENERGY STAR variable or multi-speed pumps for southern Nevada customers, through approved pool pros, and free pump calibration from April 1 to August 31 for pumps installed at least 12 months. We couldn't confirm the current dollar amount, so ask your pool pro.
- Boulder City: the city utility pays $100 for a two-speed pump and $200 for a variable-speed pump. Apply within 90 days of install.
